Take a retail shop — brick walls and all — and turn it into a specialist implant practice with three surgery rooms, a CBCT room, and full accessibility, in a busy retail strip, in 7 weeks.
Starting From Zero
Most fit-outs work with what’s already there. This one started with demolition. The Leichhardt site was a standard retail shop, complete with brick internal walls that had no place in a specialist dental practice’s floor plan. Before design could really begin, Newarc Edge stripped the site back — old retail fixtures out, brick walls down — to give Dr. Nick Kulkarni’s vision a genuinely clean slate to build on, rather than working around a layout that was never meant for clinical use.
What Went In
Once the shell was cleared, the build had to deliver a genuinely specialist-grade practice:
• Three surgery rooms, built and finished to a high-end, patient-centric standard
• A dedicated CBCT room, supporting in-house advanced imaging for implant planning and diagnostics
• A disabled-accessible toilet, ensuring the practice met accessibility standards for all patients
• All of it fitted into a footprint still shaped by its original retail proportions, in a bustling retail environment where the practice needed to make a strong first impression from street level
Why the Demolition Mattered
Specialist implant dentistry runs on precision — CBCT imaging, surgical workflow, and patient comfort all depend on a layout designed for the job, not retrofitted around walls left over from a previous tenant. By demolishing the existing retail structure first, Newarc Edge gave the design team a genuinely blank canvas to plan services, room adjacencies, and clinical flow around what a modern implant practice actually needs — rather than compromising the brief to fit an inherited floor plan.
